The Shropshire Star Newspaper reported 5 cases of legionnaires disease in Telford alone…a 100% increase on previous years. Under section 3(2) of the Health and Safety at Work Act 1974 (HSWA) landlords and business owners have a legal duty of care to have their property’s, and business premises assessed for the risk of it in their water systems by getting a Legionella Risk Assessment, or they run the risk of being fined.

The risk assessment takes approximately 30 minutes to complete; the outcome being a report detailing;

  • management responsibilities, including a description of your system; 
  • potential sources of risk; 
  • any controls in place to control risks; 
  • monitoring, inspection and maintenance procedures; 
  • records of the monitoring results, inspections and checks carried out; 
  • arrangements to review the risk assessment regularly
